Why is the mortgage not the price plus costs minus savings?
Since 2018 a Dutch mortgage can be at most 100% of the home's value. Buying costs (kosten koper) can't be borrowed, so they come from your savings, and if your savings don't cover them the planner shows the shortfall.
Why does my tax return differ from interest × 37%?
You deduct the interest minus the eigenwoningforfait, the deduction is capped at 37.56%, and a lower taxable income also raises your general and labour tax credits. For a middle income the real saving is often higher than 37%.
Is linear always better?
It costs less interest, but the first payments are higher and the tax return drops faster. With the same budget, an annuity plus extra repayments can come close, and keeps the monthly cost flexible.
How much can I repay extra without a penalty?
Most banks allow 10% of the original loan each calendar year, and more after the fixed period ends or when you sell. Check your offer.

An estimate, not mortgage advice or an offer. The loan is capped at 100% of the price, so buying costs come from savings. The tax return uses the 2026 Box 1 rules for every year (the deduction capped at 37.56%, the eigenwoningforfait and Wet Hillen) and assumes the interest is paid in the Netherlands for at most 30 years on your main home. Future rates, rents, house prices and returns are your assumptions.
