5Objecting to your WOZ value

  1. 1
    Look up comparable homes

The WOZ-waardeloket shows the WOZ value of every home; compare similar homes on your street.

  2. 2
    Ask for the valuation report

The municipality must give you the taxatieverslag with the sales it used. Check size, year and condition.

  3. 3
    Object within 6 weeks

Online with DigiD at your municipality or its tax office. It is free.

  4. 4
    Give reasons

Defects, wrong floor area, a noisy road, or comparable homes that sold for less.

6Renters and the WOZ value

Renters do not pay OZB, but the WOZ value counts in the points system that sets the maximum rent for most homes. A higher value can mean more points. Renters may object to the WOZ value too.

7Common questions

Why is my WOZ value lower than what I paid?

It is the value on 1 January of the year before, and the municipality values in bulk. Prices often moved since.

When do I get my WOZ decision?

Usually in February or March, with the municipal tax bill, by post or in MijnOverheid.

Can a no-cure-no-pay agency object for me?

Yes, they are paid from the cost compensation the municipality must pay when an objection succeeds, but you can do it yourself for free.

Does the WOZ value count for huurtoeslag?

No, huurtoeslag uses your rent, not the WOZ value.
